VolkerFitzpatrick on behalf of Mulberry Commercial Developments has delivered Rockingham Gateway Logistics Facility in Corby, a 500,000 sq ft state-of-the-art industrial unit. The new logistics hub brings together high-specification warehouse and office space advanced façade systems and infrastructure tailored to meet the demands of high-volume logistics operations.
Purpose
The Rockingham Gateway Logistics Facility is a 500,000 sq ft industrial development in Corby, delivered by VolkerFitzpatrick on behalf of Mulberry Commercial Developments. Located within the Rockingham Enterprise Area, a strategic employment zone supported by North Northamptonshire Council, the development will support large-scale logistics operations while creating hundreds of jobs and delivering wider economic benefits for the region.
The £38 million development brings together high-specification warehouse and office accommodation, advanced façade systems and supporting infrastructure designed to meet the demands of high-volume logistics operations.
What we are doing
VolkerFitzpatrick delivered the new logistics hub with a focus on technical quality, sustainability and efficient operation. The building incorporates 600m² of aluminium systems, including 200m² of fully recyclable curtain walling with a lifespan exceeding 40 years, providing strong thermal, security and sustainability performance.
Throughout construction, the team also worked to minimise the impact on the neighbouring residential estate through careful traffic planning, reduced working hours and clear communication with the surrounding community. A range of social value initiatives were delivered alongside the construction programme, supporting community engagement, education and workforce development.
Project Successes
A key success was the project’s sustainability performance. While the contract required a BREEAM ‘Excellent’ rating, the team went further and achieved BREEAM ‘Outstanding’ at no additional cost to the client, through efficient procurement and proactive design innovations.
The project also marks the seventh scheme VolkerFitzpatrick has delivered for Mulberry Commercial Developments over eight years, demonstrating a strong and established working relationship. Alongside the successful delivery of a major new logistics facility, the project created social value through community support, educational initiatives and workforce development, while carefully managing its impact on neighbouring residents.
