This project, which was awarded BREEAM rating of Excellent, consisted of the design and build of 75,000ft2 of new build offices on seven storeys inclusive of a double basement, all fully fitted out to category A standards.

The perimeter is sheet piled with zero tolerance silent piling with a six metre deep excavation involving 8,500m3 of muck away and horizontal temporary support propping using 25m lengths of 600mm CHS sections.

Foundations were one metre deep (value engineered from two metre deep) raft slab in waterproof concrete with a post tensioned RC frame. The envelope is a complex and bespoke mixture compromising a three storey glazed atrium, curtain walling, terraced elevations with green roofs,  a living wall and feature stone fins. The front elevation is a brick façade with a three storey panel incorporating public realm artwork. The roof houses a crane for elevation cleaning and maintenance access. The building achieved a BREEAM excellent rating, due to sustainable features, which include PV panels on the roof, a living wall, green roof, an element of natural ventilation, grey water system, PIR lighting controls and intelligent BMS.

The category A standard fit out included suspended ceilings, raised floors, a high quality reception area and bespoke joinery. Full building services are also provided to Category A standards included chilled beam air conditioning and incorporated a double substation to serve the local area.

The project involves all of the central London challenges including close liaison with Westminster County Council, community relations, party wall agreements, legislation regarding noise levels and a severely restricted site. The site was also in close proximity of the Jubilee Line and had the Tyburn River running parallel.
