This project was won in competitive tender on a single stage, Design and Build basis. The Developer is Green Property and the scheme is funded by La Salle UK Ventures.

The scheme is for the design and build of 100 000ft2 of Category A offices on a speculative basis on 8 floors with a basement car park.

The external envelope is a mixture of curtain walling, brise soleil, ribbon windows, coloured render and cladding systems.

The substructure includes piling whilst the superstructure is a combination of a concrete frame up to ground floor level with the upper floors being a steel framed solution with metal decked insitu concrete floors.

There are two full height concrete stair cores as well as lift installations, suspended ceilings, raised access flooring and full M+E installations including air conditioning.

The project initially came in over budget and VolkerFitzpatrick had to work quickly and intensely with the client's team in order to value engineer the scheme to within budget over a four week period.
