65 Southwark Street, London SE1

This London commercial project involved VolkerFitzpatrick stripping an existing building back to its structural frame before adding a two storey extension and finishing with a high-spec category A fit out to create 68,000ft² of Grade A offices and 3,000ft² of retail space.

The existing floors from basement to fourth were stripped back to the structural frame and the central section and end elevations were demolished. This required extensive temporary support whilst works to build the replacement sections could take place. 

Two additional storeys were added to create the new fifth and sixth floors. This work required diamond drilling through the existing floor beams to allow the new steel frame to pass through without imposing any additional loads on the existing structure. All elevations were over-clad with fixings into the existing brickwork.

Throughout the project a number of issues had to be resolved to ensure the building was completed successfully on time and to budget.

The discovery of seven high voltage cables on site required the rapid redesign of the projects foundations and logistics plan which was a challenge on a very restricted working area site.

The project team were also required to closely coordinate with adjacent contractors on a neighbouring site which was only 15mm away from our works. Several party wall agreements were put in place with neighbouring properties and ongoing liaison to ensure disruption was kept to a minimum.

With access to the site shared with an adjacent building and a restricted working area, the site team were in constant communication with other contractors to ensure, deliveries, waste removal and heavy machinery movements were closely coordinated to avoid disruption to work schedules and the public.
